
The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). At the time these graphs were created, the average sales price was 76 percent of the average list price for all listings in NK, 64 percent for SEJ and 64 percent for BI. These figures are down from historic levels. For just those properties that sold in NK, the average selling price was 100 percent of the asking price at the time it was sold. For SEJ it was 95 percent and for BI 97 percent. The market time has begun to climb slightly for NK, has continued to be stable for SEJ, and continued to climb after a significant drop for BI.
The graphs show that NK and BI average selling prices continue to hover at levels last seen in 2005, with some relatively sharp swings around those levels. In SEJ, the average selling prices have declined to levels last seen in 2004 with a slight upturn this last month.
The sales rate was up for all three areas compared to August of last year. Sales remained up significantly in SEJ, though still at moderate levels and lower prices.
