
The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). At the time these graphs were created, the average sales price was 77 percent of the average list price for all listings in NK, 63 percent for SEJ and 67 percent for BI. These figures are down from historic levels. For just those properties that sold in NK, the selling price was 98 percent of the asking price at the time it was sold. For SEJ it was 94 percent and for BI 96 percent. The market time has stabilized for NK and SEJ, and has begun to climb slightly after a significant drop for BI.
The graphs show that since early 2009, NK and BI average selling prices have been hovering at levels last seen in 2005, with some relatively sharp swings around those levels. In SEJ, the average selling prices have declined to levels last seen in 2004.
The sales rate was down for July compared to last year in SEJ and BI. Sales were up significantly in SEJ, though still at moderate levels and lower prices.
