November 10 West Sound Market Graphs

The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). At the time these graphs were created, the average sales price was 78 percent of the average list price for all listings in NK, 73 percent for SEJ and 62 percent for BI. These figures are down from historic levels. For just those properties that sold, the selling price was between 94 and 97 percent of the asking price at the time it was sold. 
 
The graphs show that since early 2009, average selling prices have been hovering at levels last seen in 2005, with some relatively sharp swings around those levels. I continue to believe selling prices in our area will remain flat for at least the next one to two years. As is typical for this time of year, the average market time is beginning to rise in NK and BI, and the transaction rate is slowing in all three areas.
