
The graphs reached through the link below show the average market time, average list price and average sales price for homes over the past several years for North Kitsap County (NK), Southeast Jefferson County (SEJ) and Bainbridge Island (BI). At the time these graphs were created, the average sales price was 81 percent of the average list price for all listings in NK, 70 percent for SEJ and 68 percent for BI. These figures are down from historic levels. For just those properties that sold, the selling price was between 95 and 97 percent of the asking price at the time it was sold.
The graphs show markets similar to last month. The average selling prices seem to have leveled in all three areas. Selling prices are hovering at levels last seen in 2005, with some relatively sharp swings around those levels. I continue to believe selling prices in our area will remain flat for at least the next one to two years.
Unit sales volumes are still down from levels earlier in the year in all three areas, with the lowest level in SEJ. The inventory level is dropping in all three areas, typical for the season.
